🏠 Autoflowly Property OS

Every unit, every lease, every unpaid month — in one place.

Properties and units, tenants and leases, rent and arrears, maintenance and the vendors who fix it — with a tenant portal so the boiler gets reported somewhere you'll see it. An AI reads the portfolio every morning and tells you which lease is running out, who is behind, and which job has been open too long. It drafts. You send.

This is the real property system running live with demo data — open a property and its units, follow a lease to its rent schedule, raise a maintenance request, and see the tenant portal a tenant actually gets. Open it full-screen →

One operational spine, end to end.

Not a pretty CRUD app — the whole run from first contact to repeat customer, in one system.

Step 1ListProperties and the units inside them — the actual thing you own or manage.
Step 2ScreenAn applicant checked before they become a tenant.
Step 3SignA lease with its term, its rent and its documents attached.
Step 4CollectRent due, rent paid, and the gap between them visible.
Step 5FixA tenant reports it in the portal; it becomes a job with a priority.
Step 6DispatchThe job goes to a vendor you actually use.
Step 7RenewA lease ending in 60 days becomes a conversation, not a surprise vacancy.
Step 8ReportIncome, arrears and occupancy per property, without an export.

The problems this actually solves.

You find out a lease ended when the tenant moves out

Nothing was watching the end date, so the renewal conversation never happened and the unit is empty next month.

Arrears are noticed a month late

Rent not arriving is silent. By the time it is obvious it is two months, and the conversation is much harder than it needed to be.

Maintenance arrives by text at 11pm

It reaches one person's phone, isn't written down anywhere, and the tenant has no idea whether anything is happening.

The paperwork is in an email account

The lease, the inventory, the gas certificate — all findable, eventually, by one person.

Everything the business needs, wired together.

Properties and units

The portfolio as it actually is, unit by unit.

Tenants and landlords

Who lives where, and who owns it.

Leases

Term, rent, documents — attached to the unit, not an inbox.

Rent and payments

What's due, what arrived, and who is behind.

Maintenance requests

Reported by the tenant, prioritised, tracked to done.

Vendors

The contractors you actually use, against the jobs they did.

Tenant screening

Applicants checked before they hold your keys.

Documents

Certificates and agreements where the unit is, not in email.

Financials

Income, arrears and occupancy per property.

Smart home

Connected devices recorded against the unit.

Tenant portal

Tenants see their own lease, rent and requests — only their own.

Named jobs it does — not a chatbot bolted on.

Every proposal waits for your approval. Nothing is sent, charged or changed on its own.

Manager summary

Snapshot: open maintenance, expiring leases, overdue rent, vacant units.

Open maintenance

Open maintenance requests, highest priority first — what to assign.

Expiring leases

Active leases ending within ~60 days — who to renew.

Overdue payments

Past-due rent payments — who to remind.

You are not starting from an empty screen.

Every one of these already works the moment your app is live. The list on the right is the whole of what's left for you.

Already built for you

  • Properties with their units
  • Tenants, landlords and who is where
  • Leases with terms and documents
  • Rent schedules and arrears
  • Maintenance requests with priority
  • A vendor list tied to the jobs
  • Tenant screening
  • Document storage against the unit
  • Income, arrears and occupancy reporting
  • A tenant portal scoped to one tenancy
  • Four read-only AI agents that draft for you

You only configure

  • Your properties, units and rents
  • Your lease terms and renewal window
  • Your vendors and their trades
  • Your screening requirements
  • Your currency and payment provider
  • Who on the team sees what

That's the whole setup. Everything else is already running.

The software comes with a team.

They work your message channels and your data, and propose actions you approve from your phone. Nothing risky goes out without a human yes.

MD
Maintenance dispatcher

Triages open jobs, worst first, and drafts the next step and who to send.

Example: “A no-heating job has been open three days — that's the one to move first.”
LR
Lease renewer

Spots leases ending within about 60 days and drafts the renewal outreach.

Example: “Flat 3B ends on the 30th of next month and nobody has spoken to them.”
RR
Rent reminder

Finds past-due rent and drafts a polite reminder for you to send.

Example: “Two tenants are past due; one is a first time, one is the second month.”
OR
Occupancy reporter

The portfolio in one weekly read — jobs, renewals, arrears, vacancies.

Example: “14 units, 1 vacant, 2 in arrears, 3 open jobs, 1 lease expiring.”

Questions worth asking.

How is this different from Rental OS?

Rental OS is short stays and equipment hire — the booking is the product and the guest leaves on Sunday. Property OS is long lets: somebody lives there, the lease runs for a year, rent is due monthly and the boiler is your problem. If you're letting a flat for twelve months, you're in the right place.

Does the AI chase my tenants?

No. Every skill on the Property agent is read-only — open maintenance, expiring leases, overdue rent, and a summary. It drafts the reminder and the renewal note; sending them is you. On somebody's home, a machine should not be the one making contact.

Does it handle deposits, notices and tenancy law?

It stores the lease, the dates and the documents, and it will tell you when a term is ending. It does not know your jurisdiction's deposit scheme, notice periods or licensing rules, and this page is not claiming otherwise — those stay with you or your agent.

Can tenants see each other's details?

No. The tenant portal is scoped to the tenancy of the person signed in — their lease, their rent, their maintenance requests.

Does it take the rent payment?

You connect your own payment provider; money goes to your account and Autoflowly is not in the payment path. The system records what's due and what arrived.

Can I really see it before signing up?

Yes. The demo is the real system with demo data — open a property, follow a lease, raise a maintenance request, look at the tenant portal. No account needed.

Features shown reflect the current platform. The live demo always shows what's deployed today.

See it running, then make it yours.
